These Terms and Conditions ("Terms") govern your use of Central Living's website and accommodation services. By accessing or using our services, you agree to be bound by these Terms.

1. DEFINITIONS
- "Service" refers to accommodation services provided by Central Living
- "User" means any person accessing our website or using our services
- "Content" includes all text, images, and materials on our website
- "We/Us/Our" refers to Central Living
- "Resident" means a person who has booked accommodation with us
2. USE OF SERVICES
- Services are provided for personal accommodation use
- Users must be at least 18 years old
- Account registration may be required for booking
- Users are responsible for maintaining account confidentiality
- Accurate information must be provided during booking
- Services are subject to availability
3. PROHIBITED USES
Users may not:
- Violate any applicable laws or regulations
- Infringe on intellectual property rights
- Transmit harmful or malicious code
- Attempt unauthorized access to systems
- Engage in fraudulent activities
- Harass or harm other users or residents
- Use services for illegal purposes
- Sublease or transfer accommodation without permission
- Damage property or facilities
- Disturb other residents' peaceful enjoyment
4. INTELLECTUAL PROPERTY RIGHTS
- All content remains property of Central Living
- Limited license granted for personal use only
- No reproduction without written permission
- Trademarks and logos are protected
- User-generated content grants us usage rights
- Third-party content remains property of respective owners
5. ACCOMMODATION SPECIFIC TERMS
Booking and Payment
- Bookings are confirmed upon receipt of deposit
- Monthly rent is due in advance
- Late payment fees may apply
- Prices are subject to change with notice
- All rates are in Singapore Dollars (S$)
Cancellation Policy
- 30 days notice required for monthly rentals
- 7 days notice for weekly bookings
- Deposits may be forfeited for late cancellations
- Force majeure events exempt from penalties
House Rules
- Respect quiet hours (10 PM - 7 AM)
- No unauthorized guests overnight
- Maintain cleanliness of shared spaces
- Follow safety and security protocols
- Participate in community guidelines
6. DISCLAIMERS AND LIMITATIONS
- Services provided "as is" without warranties
- No guarantee of uninterrupted service
- Limitation of liability to fees paid
- No liability for indirect damages
- User assumes risk of service use
- Not responsible for personal belongings
- Force majeure events exempt us from obligations
Maximum liability shall not exceed the total amount paid by the user for the specific service giving rise to the claim.
7. PRIVACY AND DATA PROTECTION
Your use of our services is also governed by our Privacy Policy. By using our services, you consent to our collection and use of personal information as outlined in the Privacy Policy.
8. INDEMNIFICATION
You agree to indemnify, defend, and hold harmless Central Living, its officers, directors, employees, and agents from any claims, damages, losses, liabilities, and expenses arising from your use of our services, violation of these Terms, or infringement of any third-party rights.
9. DISPUTE RESOLUTION
- Initial attempt at informal resolution through direct communication
- Mediation as second step if informal resolution fails
- Arbitration in Singapore if mediation unsuccessful
- Governing Law: Singapore law
- Jurisdiction: Singapore courts
- Each party bears own legal costs unless otherwise determined
10. TERMINATION
- Either party may terminate with appropriate notice
- Immediate termination for material violations
- Outstanding payments remain due upon termination
- Return of property required within 48 hours
- Certain provisions survive termination
11. CHANGES TO TERMS
We reserve the right to modify these Terms at any time. Material changes will be notified through our website or direct communication. Continued use of services after changes constitutes acceptance of modified Terms.
12. GENERAL PROVISIONS
- Entire Agreement: These Terms constitute the entire agreement
- Severability: Invalid provisions shall not affect remaining Terms
- No Waiver: Failure to enforce does not constitute waiver
- Assignment: You may not assign rights without consent
- Force Majeure: Neither party liable for events beyond control
- Notices: Official communications via registered email
13. SERVICE-SPECIFIC PROVISIONS
Artist Loft Residences
Additional studio usage guidelines apply. Artwork installations require approval. Exhibition participation subject to curation standards.
Multi-Cultural Hostels
Shared facility schedules must be respected. Cultural sensitivity required. Participation in community activities encouraged.
Wellness Retreat Rooms
Quiet environment maintenance mandatory. Wellness program participation optional. Health conditions must be disclosed if relevant.
